Located within the highly sought-after Greycoat Store Building in St James’s, this project involved the complete transformation of a blank ‘white box’ commercial unit into a stunning, fully operational speciality coffee shop for 60 Degrees Coffee.

Working in close coordination with the client and the landlord, JLL (LaSalle), Mount St Projects delivered an end-to-end fit-out that flawlessly balances high-end retail aesthetics with rigorous hospitality requirements. The environment is defined by meticulously crafted custom joinery, designed to elevate the customer experience while housing advanced, discreetly integrated mechanical systems. From structural compliance to the final premium finishes, the space was delivered to the highest standard of modern commercial construction.

Scope of Works

Comprehensive White Box Fit-Out: Full turnkey transformation of the vacant commercial shell into a premium, high-traffic hospitality space. Bespoke Joinery & Cabinetry: Design, fabrication, and installation of custom service counters, display units, and interior architectural woodwork tailored to the brand. Advanced Climate Control (HVAC): Design and installation of a high-efficiency Mechanical Ventilation with Heat Recovery (MVHR) system, paired with discreet Water-Cooled Air Conditioning for optimal ambient temperature control. Accessible Facilities: Structural implementation and full fit-out of a DDA-compliant disabled washroom, integrating modern sanitaryware with commercial plumbing requirements. Landlord Coordination: Full compliance and liaising with building management (JLL/LaSalle) to ensure all mechanical and structural works met strict building regulations.
