About Mount St Projects
A London contractor that shows its working
Homes, coffee shops and residential blocks, priced line by line and built as drawn.
Alacross Road, South Ealing. Mount St Projects on site.
Why we exist
Too many building projects go wrong over a price nobody could check. We set up Mount St Projects to work the other way: every job priced as an itemised schedule, planned against calendar weeks, and paid for only as the work is done.
We build extensions and refurbishments for homeowners, fit out coffee shops and cafés from the landlord’s white box, and refurbish residential blocks for managing agents. The clients differ; the paperwork does not.
That paperwork is the point. A schedule you can read line by line lets you compare our price with anyone else’s, lets your architect check it against the drawings, and shows exactly which figures are fixed and which could still move.
Leadership
The people answerable for your project
One standard across the office and the site: priced in writing, planned in weeks and built as drawn.

Managing Director
Vardan Franguljan
Pricing, contracts and clients
Vardan founded Mount St Projects in 2024 to run building work the way he believes clients deserve: in writing, in detail and in the open. Every price we send is an itemised schedule because he wants you, and your architect, to be able to check each line rather than take a single figure on trust.
He leads every tender and every client relationship. If a line in your schedule needs explaining, a provisional sum needs firming up, or a landlord’s fit-out guide needs reading before we price, it lands on his desk. He stays your point of contact once work starts, so the person who priced the job is the one who answers for it.

Managing Director
Remigijus (Remis) Cereskevicius
Sites, programmes and quality
Remis has more than thirty years of construction management behind him. He started out as a carpenter, and his years on the tools still shape how he runs a job: he knows how each trade works, what it needs from the trades before it and how long it really takes.
He runs delivery. He turns an agreed schedule into a week-by-week programme, puts the right trades in the right rooms at the right time, and spots problems while they are still cheap to fix: the steel that needs another padstone, the tile that does not line up with the niche, the door gap that sits outside tolerance.

Site Manager
Rokas Cereskevicius
Site teams, subcontractors and safety
Rokas has managed construction sites for more than ten years. He runs each site day to day: coordinating our own teams and subcontractors, holding everyone to the same health and safety standard, and keeping the work on programme and to the quality we priced for.
He is the person you will see most during the build. When a question comes up on site, Rokas answers it, and when something changes, he reorganises the work so the job still finishes safely, on time and as drawn.

What you can hold us to
Five commitments, on every priced project
-
An itemised schedule of works
Quantities, units and rates on every line, with provisional sums, options and exclusions stated rather than buried.
-
A visible contingency
A 10% contingency sits on its own line, so you can see it, question it and watch what happens to it.
-
A week-by-week programme
Issued before work starts, showing when each trade is on site and when we need a decision from you.
-
Payment for work done
Stage payments follow valuations of completed work, with 2.5% retention held until the rectification period has passed.
-
Permissions coordinated
Building Control, party wall awards and the structural engineer appear as priced lines, and we coordinate them with you.

This team replaced the front-door of our flat (and a few others in our building) due to upgraded fire-safety regulations, and we are very impressed with the outcome. Prompt and responsive communication to all of us, clear quotation and billing terms, and superb execution to plan (there was a slight hiccup to schedule but again, well managed and to expectations). Overall, the quality of the door and its implementation was to our satisfaction -- indeed a hassle-free experience!

Really professional service, we have ordered bespoke joinery units for my parents house, made with spray painted MDF with routed handles and also soft close drawers internally for the wardrobes. We also ordered a bespoke tv unit. Really great work, we loved it!
