How we build a bathroom
What happens behind the tiles
These steps come from the works plan for a recent Ealing house with two bathrooms.
Included
- Strip-out of sanitaryware, tiles and wall coverings back to plaster or brick
- Old floorboards lifted and replaced with an 18 mm plywood sub-floor
- Moisture-resistant plasterboard and new plaster
- Waterproofing to floors and to walls in wet areas
- All pipework concealed
- Toilet, basin, bath or shower installed
- Heated towel rail, extractor fan and recessed lighting
- Floor and wall tiling, then decoration

- Tiles, sanitaryware, brassware and mirrors. We price labour only for items you buy directly.

What a bathroom renovation costs in London
One bathroom, supplied and fitted at a standard finish, comes to £12,000 to £17,000 including contingency and VAT. An upgraded finish with natural stone or large-format tiles comes to £16,000 to £26,000.
- Moving things
- Keeping the toilet near the soil stack keeps cost down. Moving it, or adding a bathroom where there was none, adds new waste runs and sometimes a pump.
- Tiles and stone
- Large-format porcelain and natural stone need flatter walls and more time to lay than standard tiles.
- Showers
- Walk-in and level-access showers need the floor built up or dropped, and more waterproofing.

What the regulations require in a bathroom
- Electrics
- Bathrooms are special locations for electrical work. New circuits must be installed and certified by a registered electrician, or inspected by Building Control.
- Ventilation
- The Building Regulations require extract ventilation in bathrooms, usually an extractor fan.
- Flats
- Leases often need the freeholder’s consent for bathroom works, especially where waste pipes or floors change. Waterproofing matters more when there is a flat below.

How much does a bathroom renovation cost in London?
From our planner: one bathroom at a standard finish comes to £12,000 to £17,000, at an architect-specified finish to £25,000 to £42,000, and two standard bathrooms to £23,000 to £33,000, all supplied and fitted with contingency and VAT.
Do you tank or waterproof bathrooms?
Yes. Wet areas are waterproofed on walls and floors before tiling, on top of moisture-resistant boards and a plywood sub-floor.
Can I supply my own tiles and sanitaryware?
Yes. We price installation only for anything you buy directly.
Do I need Building Control for a new bathroom?
For a like-for-like replacement, usually not. New drainage connections, structural changes and electrical work not certified by a registered electrician need Building Control.
