  1. An itemised schedule of works

    Every line has a quantity, a unit and a rate, grouped the same way on every job: preliminaries, demolitions, structure, roof, windows and doors, plastering, joinery, finishes, electrics, mechanical, plumbing.

  2. Provisional sums marked as provisional

    Where a figure depends on a supplier quote or on what we find when we open up, it is labelled, so you know which numbers can still move.

  3. Options priced as separate lines

    Upgrades such as wardrobes, a stainless steel worktop or a better rooflight are priced on their own, so you choose what goes in.

  4. A visible contingency

    A 10% contingency sits on its own line rather than hidden inside the rates.

  5. A week-by-week programme

    Each stage of the work, from site set-up to handover, is planned against calendar weeks before we start.

  6. Payment against work done

    You pay in stages against valuations of completed work, with 2.5% held back until the final valuation.

In stages, against valuations of work actually completed, with 2.5% retention held until the final valuation.
Who deals with Building Control and party walls?
Building Control, party wall awards and the structural engineer appear as priced lines in our schedule, and we coordinate them with you.

Tenders come back in the same element groups every time, with quantities, provisional sums and exclusions stated. Specialist packages such as joinery, worktops and tiling are quoted by named suppliers and tracked until they are confirmed.
