What a refurbishment costs in London

For a 75 m² flat at a standard finish, without moving walls, the planner gives £82,000 to £130,000 including contingency and VAT. At an upgraded finish it comes to £125,000 to £198,000.

What is behind the walls
Old wiring, lead or iron pipes, and damp all add work that cannot be seen until strip-out. We show these as provisional sums until they are known.
The roof and windows
Renewing a roof or replacing windows adds scaffolding and specialist trades, and are often the largest single lines.
Layout changes
Moving walls adds a structural engineer, Building Control and more making good.
Options
Joinery and other upgrades are priced separately so you can add them without re-pricing the whole job.

Rules

Consents and regulations for refurbishments

Leasehold flats
Most leases need the freeholder’s written consent before alterations. Check the lease early, as consent can take weeks.
Building Control
Needed for structural changes, new drainage, replacement windows and roofs, and electrical work not certified by a registered electrician.
Roofs and insulation
Replacing a large part of a roof usually means bringing its insulation up to current standards.
Conservation areas and listed buildings
Changes to windows, doors and roofs may need planning permission, and any works to a listed building need listed building consent.

How much does it cost to refurbish a flat in London?

From our planner: a 50 m² one-bedroom flat at a standard finish comes to £54,000 to £87,000, and a 75 m² two-bedroom flat to £82,000 to £130,000, including contingency and VAT.

How much does a full house renovation cost in London?

A 120 m² house at an upgraded finish, with some walls moved, comes to £204,000 to £323,000 including contingency, fees for the structural changes and VAT. Roofs, windows and extensions are usually priced on top.

How long does a house refurbishment take?

It depends on scope. One recent house refurbishment, including a new slate roof, rooflights, windows and joinery, was programmed at 16 weeks on site.

Can we live in the property during the work?

Sometimes, with phasing. A full refurbishment with services renewed is usually simpler with the property empty.
