How we work alongside the design team

  1. Tender

    An itemised schedule priced from your drawings, with questions and assumptions listed rather than buried in the rates.

  2. Clarifications

    Provisional sums and options reviewed with you and your client, so the contract sum reflects decisions actually made.

  3. Programme

    A week-by-week programme issued before start, with long-lead joinery, glazing and equipment ordered early.

  4. Build

    Work carried out to the drawings and specification. Changes are recorded on the variations sheet alongside the schedule.

  5. Valuations

    Each valuation records the percentage complete of every schedule line, so you can check it against progress on site.

  6. Handover

    Testing, certificates and snagging completed, with 2.5% retention held until the final valuation.

Questions from architects and designers

Do you only build, or can you design too?

Both. We build to architects’ drawings, and for smaller projects without a designer, such as a flat refurbishment or a coffee shop, we can provide drawings and a specification.

What stage do you need the drawings at?

We price most accurately from technical drawings and a specification. At earlier stages we can give an outline schedule with more provisional sums, which is useful for testing a client’s budget.

Who takes on CDM duties on a domestic project?

On domestic projects the client’s CDM duties pass to the contractor, or to the principal contractor where there is more than one, unless a principal designer agrees in writing to take them on.
