Section 20

Built for leaseholder consultation

If any leaseholder will pay more than £250 towards the works, the landlord must consult under Section 20 of the Landlord and Tenant Act 1985.

Comparable tenders
An itemised schedule makes it easy to put estimates side by side, which leaseholders are entitled to see.
Clear exclusions
Provisional sums and exclusions are stated, so the consultation reflects what the work may actually cost.
Communication with residents
Fire door programmes mean arranging access with each leaseholder, which we plan with the managing agent.

Reviews

What a leaseholder wrote

Unedited, from our Trustpilot page.

  • This team replaced the front-door of our flat (and a few others in our building) due to upgraded fire-safety regulations, and we are very impressed with the outcome. Prompt and responsive communication to all of us, clear quotation and billing terms, and superb execution to plan (there was a slight hiccup to schedule but again, well managed and to expectations). Overall, the quality of the door and its implementation was to our satisfaction -- indeed a hassle-free experience!
